A beautiful historic detached farmhouse that benefits from countryside views with mature enclosed gardens within easy reach of the Angus coast.

Nestled in a rural position this 18th-century farmhouse is a delightful property overlooking the countryside and farmlands of Kinnell, perched above the Lunan Water that runs through to the coast at the splendid Lunan Bay. The town of Arbroath, famed for the Arbroath Smokie, is 7 miles away. Venture to the vibrant city of Dundee with its excellent shopping and leisure facilities including the V&A Museum. For golfers, there are some big-name courses throughout the landscape, including the championship courses of Carnoustie at 14 miles and St Andrews just south of Dundee at 35 miles.

Head through the front porch and into the large entrance hallway – just off from here the lounge greets you with its wooden beams, comfortable furniture, TV, and original inglenook fireplace. Christian carvings are noticeable along the arched mantle, and on those cooler evenings, light up the lovely roaring wood burner and enjoy cosy nights in unwinding after a long day exploring. Across the hallway, enter the formal dining room that’s great for entertaining if you have friends or family you are visiting in the area. The bright and airy sunroom is a great place to read or watch a family movie together on the Smart TV, with access to the garden from the patio doors located on the south and north sides of the sunroom. The modern and well-equipped kitchen is the perfect place to cook up a delicious home-cooked meal with an electric oven/grill, oven, induction hob, dishwasher, fridge/freezer, and Nespresso coffee machine. The kitchen leads back into the hallway towards the back door where parking is available giving easy access when unloading from the car. There is a ground floor WC and a utility room with a washing machine and tumble dryer. Upstairs, you will find two spacious and light bedrooms: a twin room and a super-king-size room benefiting from the views across the countryside. The spacious family bathroom is located between the two bedrooms and has a bath, a separate step-in shower, and WC.

Outside, the grounds within the property are impressive with plenty of space for the children to play. There’s a lawned area spread over two levels and garden furniture, offering the perfect, relaxing spot to enjoy your morning coffee. The rear of the property offers ample parking.

Beautiful cottage and it felt like home from home, lovely welcome pack when we arrived. Nice and quiet and our dog loved the huge large garden. Ideally suited to travel around Angus. Would highly recommend and definitely return. Thanks to Jane for the lovely welcome

Absolutely stunning farmhouse in a beautiful setting, gorgeous large garden that is safe to leave dogs out as it is all enclosed. Farmhouse is absolutely spotlessly clean, beautiful decorated with gorgeous furniture. Our holiday was so peaceful and relaxing, I would highly recommend to friends and family 100%

This cottage was the best I have ever stayed in. The kitchen was modern and very well equipped, a modern bathroom, a huge sunroom with comfy chairs, and absolutely spotless. A friendly, helpful owner. My dog enjoyed the large enclosed garden which had many visiting birds.

I would highly recommend this cottage, it had everything we needed and the beautiful garden with apples and plums made it even better. The bed was very comfortable and plenty of parking for family visiting us.

Lovely, peaceful house with a beautiful, big garden. It was comfy and immaculately clean, and we really appreciated the thoughtful touches and friendly welcome from the owner. The house is very well equipped with everything you might need. Great for cooks as lots of kitchen kit, decent knives, gas BBQ etc. We particularly enjoyed walks at Lunan bayRead more and in the Angus glens, and a visit to Gourdon for fish and chips and a drink at the Harbour Bar. Amazing farm house with views from every room. Very clean and well equipped. Lovely gardens which were fully enclosed making it safe for large GSD. Very private and secluded although the local village is only a few minutes away by car. Spent most of our time in the Sunroom and gardens.

We spent a week in this beautiful property, spacious, comfortably and tastefully furnished, with everything of superb quality. There is everything you could possibly need and more in the well appointed kitchen. You will also find all that you want to begin your holiday from the moment you walk in; from salt and pepper, to shower gel and even some mRead moreilk in the fridge thoughtfully provided so you can have a cuppa and relax immediately. Fantastic holidayAccommodation ideally situated to visit amazing places on the Angus coast. Cottage was very clean and comfortable and a perfect home from home for our 2 weeks stay. Garden area was beautiful and plenty of seating areas to enjoy sun at all times. Main lounge and sunroom were beautifully equipped with a glorious wooden fire.
