This dog-friendly barn conversion is the perfect place to relax with family and friends, offering a wood burner, en-suite bedrooms and a hot tub.

This beautiful barn conversion is set on private farmland just outside the small village of Bancyffordd. Llandysul can be reached in just under 4 miles which offers a selection of shops and local pubs or head into Newcastle Emlyn in just 8 miles. Newcastle Emlyn is one of the oldest market towns in Wales and offers a wide variety of independent shops, bars, and restaurants, plus there's a traditional market in town every Friday. Cenarth Falls is a must-visit in the area too which is reachable in just under 11 miles. There is plenty of countryside and local walks to explore from your doorstep but, if you fancy a day at the seaside, head for the beautiful Cardigan Bay coast. Aberporth beach, split into two sections with half being dog-friendly all year round, can be reached in 15 miles. Or, head to the ever-popular New Quay for a day out and enjoy some fish and chips or ice cream on the harbour wall – dolphins can often be spotted in the bay.

As you enter the barn, you are welcomed into the open-plan kitchen/lounge/dining area. The lounge has an L-shaped sofa centred around the Smart TV and a wood burner (first basket of logs provided). Why not light a fire and enjoy a cosy evening watching your favourite movies? The kitchen has been well equipped with an induction hob, electric oven, dishwasher, washing machine, tumble dryer, Smeg fridge/freezer, microwave and a Nespresso coffee machine for your morning caffeine fix. There is a dining table for six adjacent to the kitchen where you can enjoy meals with the family or set out nibbles to enjoy between board games. The bedrooms are found at the end of a small staircase at either end of the lounge/diner. The first bedroom, off the lounge area, benefits from a double bed, a Smart TV, storage for clothes, and an en-suite bathroom with a shower over the bath and a WC. The second bedroom leads off from the dining area with a king-size bed, a Smart TV and an en-suite shower room. This room also has a door for emergency access to the front of the property. The third bedroom can be found up an additional set of stairs into the loft space. It is also furnished with a king-size bed, a Smart TV and an en-suite shower room with a WC.

Outside, there is a patio area to the front which overlooks the farmyard, however, your main access to the property will be from the rear. To the rear, there is also a patio and a raised terrace area with outdoor furniture and a private hot tub overlooking the countryside and rolling hills. Enjoy a meal or BBQ alfresco while soaking up the views or dipping in and out of the hot tub. There is off-road, gated, driveway parking for up to four cars.

Cottage exceeded our expectations in every respect. Set in a beautiful part of Wales with the most places including the coast/beaches only 20-30 minutes away. Obviously a lot of care and attention has gone into the restoration of the cottage and it really shows through. Would not hesitate to recommend it.

Beautifully renovated barn with most amenities available. Ship is a couple of miles away but does stock everything you need if you forget anything at home. The mattresses are really comfortable and everything is modern decorated. The woodland tail is nice and quite long so you do get a good walk done. We have been home 24 hours and, already, we miss The Welsh Barn. The location was idyllic - perfect getaway and escape with glorious views and walks.
